Nearly half of its dwellings are condominiums, but they are not towers so much as townhouse complexes and low-rise buildings, and four in five households own. A condominium townhouse is the transaction to understand here: it comes with a status certificate and a monthly fee like any other condominium, and people often do not expect that from something with its own front door.

What to check before you buy in Mississauga Valleys

- Aluminum branch wiringMuch of this neighbourhood went up between 1961 and 1980, and aluminum branch wiring was common in houses built in the late 1960s and early 1970s. It is not a reason to walk away, but it is a reason to have an electrician look, because insurers ask about it by name.
- The status certificate, before anything elseMost of what sells here is condominium, and in a condominium purchase the document that matters is not the home inspection. The status certificate says what is in the reserve fund, what the corporation has already resolved to spend, whether there is litigation, and what the fee covers. Budget the time for a lawyer to read it.
- The party wall and the drainsA fifth or more of the housing here shares a wall with the house next door. Shared walls mean shared sound, sometimes shared drains, and occasionally a shared roof line where one side has been redone and the other has not. Look at both sides of the building from the street and from the lane.
