Georgina is the most affordable municipality in York Region and the most detached, at eighty-three per cent. A fifth of its housing predates 1961, and a good deal of that is former cottage stock around Lake Simcoe that has been converted to year-round use. Those conversions are the thing to check: insulation, foundation, heating and whether the work was permitted, because a season-built cottage and a house are not the same purchase.

What to check before you buy in Georgina

- Kitec fittings, if it was plumbed in the late 1990s or 2000sA fifth or more of the housing here dates from the years when Kitec plumbing was installed. The fittings are usually brass in orange or blue pipe, most visible under a sink or at the water heater. It was the subject of a class action settlement and it is something a condominium corporation will know about its own building.
